Update for Fox Mill Gardens residents:

We have been made aware that some residents at Goldcrest Close, Woodpecker Drive, Sparrow Street, Nuthatch Steet and Magpie Drive did not receive notification of the public consultation event when the initial letter drop was made. This is due to new build properties not appearing on the address database. As a result, a second urgent letter drop has been made to these properties.

Welcome to our vision for a new neighbourhood at Silver Street, Willand

Obsidian Strategic is pleased to be bringing forward plans for new homes in Willand, Mid Devon.

Our vision is to create a high-quality residential community that respects the character of Willand, enhances biodiversity, and meets local housing needs.

We’re committed to working closely with the community. We want to hear your views to help shape the plans before we finalise them for an outline planning application to Mid Devon District Council later this year.

Our proposals

The emerging masterplan includes:

Around 130 new homes, including 30% affordable housing for young people, families and key workers.

Almost two hectares of new public open space, with children’s play areas, walking routes and spaces for recreation.

Attractive green streets, trees, hedgerows and wildflower planting to support wildlife and deliver biodiversity net gain.

Safe, direct walking and cycling links into Fox Mill Gardens and onwards to schools, shops, bus stops and National Cycle Route 3.

Sustainable drainage features, integrated with green spaces.

This site at Silver Street offers a logical opportunity to help meet local housing needs in a sustainable location, with excellent access to facilities, public transport, and open countryside.

Ecology, biodiversity and open space

We want to create a development that is closely connected to nature. Our proposals include:

 

  • Retaining and enhancing mature trees and hedgerows where possible.
  • Planting new native trees, hedgerows, and wildflower areas to deliver at least a 10% net gain in biodiversity.
  • Creating multifunctional open spaces that support wildlife, provide safe places for children to play, and offer walking routes for residents.
  • Incorporating wetland planting around sustainable drainage basins to create new habitats.

A natural continuation of Fox Mill Gardens

Our site adjoins the recently approved Fox Mill Gardens development.

The design mirrors key features of that scheme, ensuring that Silver Street feels like a seamless extension of the community, not a separate estate. Pedestrian and cycle connections will link the two sites, improving access to amenities and strengthening neighbourhood ties.

Transport and access

The neighbourhood has been designed with people at the forefront, making it easy to walk, cycle and use public transport.

  • Access by car: A new entrance will be created from Silver Street, carefully positioned to retain existing hedgerows wherever possible. Streets within the site will be designed with traffic calming, tree planting and verges to create safe and attractive spaces.
  • Walking and cycling: Six new access points will connect the site to Silver Street and Fox Mill Gardens, creating direct links to the village centre, schools, shops and play areas. Paths will connect with National Cycle Route 3, giving easy access to Tiverton Parkway Station, Exeter, Taunton and beyond.
  • Public transport: Bus routes 1, 373 and X22 stop nearby, with regular services to Cullompton, Tiverton, Taunton and Exeter.

 

These connections will make sustainable travel a genuine choice for residents, helping to improve air quality, reduce congestion and support more active lifestyles.
